Pre-Construction Scope Gap Identifier
Check every item that applies to your project. Items you flag will appear in a risk-prioritized scope summary — the same categories Rockin J Works reviews in a formal Pre-Construction Risk Review engagement.
Mechanical, electrical, and plumbing systems require coordination drawings to prevent field conflicts. Missing from bid set = guaranteed RFIs and change orders.
Any penetrations through rated walls or structural members must be detailed before bid. GCs will exclude or price high if not shown.
Relocated ceilings require sprinkler head relocation. If not shown in bid set, expect a significant change order post-contract.
Tenant improvements often add significant electrical load. Panel capacity must be confirmed before bid or GC will exclude.
Any equipment furnished by owner but installed by GC must be listed with rough-in requirements. Missing = scope gaps and coordination failures.
Each piece of owner-furnished equipment needs specific utility connections. These must be in the bid set for accurate GC pricing.
OFE delivery timing must align with GC schedule. Late delivery = schedule delays and potential liquidated damages.
Items approved for deferred submittal (fire suppression, structural, etc.) must be listed. Unlisted deferred submittals cause permit delays.
Without a timeline for deferred submittals, GC cannot sequence work properly. This is a common source of schedule slippage.
Fire suppression is frequently deferred. Ensure the GC's bid includes the design-build cost or it will be a change order.
Electrical switchgear can have 16-52 week lead times. If not ordered at contract execution, project will be delayed.
Custom or commercial HVAC equipment can have 12-20 week lead times. Confirm before bid.
Custom millwork and specialty finishes can have 8-16 week lead times. Must be ordered early or will delay substantial completion.
Elevator equipment typically requires 16-26 weeks. Must be included in early procurement schedule.
HVAC ductwork, electrical conduit, fire suppression, and structural all compete for ceiling space. Conflicts not resolved in design = field change orders.
Waste line routing through structural bays requires early coordination. Discovered in field = expensive structural modifications.
Any penetrations through the building envelope require landlord approval and weatherproofing details. Often missed in TI scope.
Low-voltage rough-in is frequently excluded from GC scope or priced as an allowance. Clarify before bid.
Dallas permit review can take 4-12 weeks depending on project complexity. GC schedule must account for this.
Structural, concrete, and welding inspections require third-party special inspectors. Cost must be in bid or it's an owner cost.
CO requirements vary by jurisdiction and occupancy type. Confirm with the Authority Having Jurisdiction before bid.
