From contract execution through Certificate of Occupancy, Rockin J Works represents the owner's interests at every project milestone. We attend OAC meetings, review pay applications and change orders, manage submittal and RFI flow, run punch list, and deliver a monthly owner's report.

Scope of Services

OAC Meeting Attendance

Attend all Owner-Architect-Contractor meetings. Issue meeting minutes within 24 hours.

Pay Application Review

Review monthly GC pay applications against schedule of values and verified work in place.

Change Order Management

Review, negotiate, and recommend approval or rejection of all change orders.

RFI & Submittal Management

Track all RFIs and submittals. Ensure timely responses to keep the project on schedule.

Punch List

Conduct substantial completion walk. Issue and track punch list to full completion.

Monthly Owner's Report

Deliver a written monthly report covering schedule, budget, open issues, and risk items.
